Welcome to the Sales Data Page We update this once a month with sales data for the entire area from Cascade to New Meadows.  We look at the homes, cabins and condo sales, and also land and lot.   The median sale price and the number of properties sold we feel are the two most important data points to look at for trends.

April 2024 Real Estate Update for the McCall Area

The market in our area is showing growth in all aspects of the market.    Homes and also lots and land are seeing a increase in the sales price.    

Residential Sales Update

When we review residential sales for the entire area from Cascade to New Meadows we have seen a 8.4% increase in the median sales price, at $748,000.00 when we compare the past 12 months to the 12 months before.   

Sales volume, the number of homes, cabins and condos that has sold dropped, is 23% the largest drop we have seen the past 7 months.   

Comparing the first quarter of 2024 to the same quarter of 2023 the median sale price increased 13% with a drop on the number of sales of only 8%.   

The McCall area has a median sale price of $825,000 a increase of 8% and the number of sales has dropped 15%.   Donnelly has a median sale price of $620,000 a increase of 13% with the volume down a whopping 23%.    

Tamarack continues to have the highest median sale price of $1,290,000 with a increase of 2% the smallest increase in the market and a 20% drop in sales. 

Two markets saw a decrease in the median sales price, New Meadows median sale price is $600,00 a drop of 8% and sales volume is down 18%.  Cascade continues to have the lowest median sales price of $420,000 a drop of 13%.   Sales volume in Cascade is the largest drop in the area at 33%

We expect the number of sales to continue to be on track to follow these numbers till summer comes when more visitors and also more listings will be on the market. 

Land and Lot sales have seen an increase in activity this year

with the median sale for the area of $215,000 a increase of 2%.    Sales volume is starting to level out as compared to home sales with a 6% drop this past 12 months.    

McCall has a median sale price of $285,000 up 15% the largest raise in median sales price in a year.   Sales volume was down for McCall by 15%.    Donnelly median sale price is $218,000 and also a 15% jump in price. New Meadows median sales price increased 10% to $160,000 with a sales drop of 6%.   

Tamarack Resort and Cascade were the only markets where the median sales price dropped.   Tamarack has 18% drop to $599,000 however the number of sales is the lowest with 5 sales in the past 12 months an increase from 4 sales the 12 months before.   Cascade has the lowest median sales price of $150,000 with a drop of sales volume by 26%

These numbers all show our market continues to be strong in sales price overall, with a slower time frame for Buyers to purchase.    Vacation home markets in the west all show the same strength and we expect 2024 to be on pace to keep prices up with Buyers taking there time to make a decision.   

 

March 2024 Sales Update

This past month sales for homes and condos are still keeping pace with the last few months.

Sales volume overall has slowed down with a 19% decrease in the numbers sold in the past twelve months as compared to the 12 months prior, this is a larger drop then last month. The median sale prices have increased for the entire area by 9% also an increase from last months numbers by 5%.

McCall saw a large increase in the median sales price of 10% to $830,000, with sales volume down 13%.

Donnelly saw a drop in the median sale price of 5% to $577,500, Cascade saw the largest median price drop of 19% and the lowest sales price at $410,000.00.

New Meadows has an increase in the median sale price of homes of 3% to $670,500.00

The highest median sale price is in Tamarack at $1,474,000, up 21% with a 12% drop in sales volume. Many of the recent sales in Tamarack are resale custom home

 

 

Land and Lot Sales for March 2024

Land Sales also saw a drop in sales volume of 25%, with 220 lots and land sold in the past 12 months.The Median sale price is now $209,000 for the entire area with a price increase of 4.5%

Cascade has the lowest median price at $145,700 however is the only area with a increase in number of sales at 15%. Donnelly median sale price increased 17% to $218,000, New Meadows the median sale price increased 8% to $160,000.00

The McCall Median sale price is $255,000 with a 4% increase. Tamarack is the highest at $599,150

February 2024

This past month sales for homes and condos are still keeping pace with last few months.

Sales volume overall has slowed down with a 15% decrease in the numbers sold in the past twelve months as compared to the 12 months before. In September the sales volume was down by 25%, and this shows the market is staring to level out. The median sale prices have increased for the entire area by 2.6%.

McCall saw a large increase in the median sales price of 10% to $825,00.00, with sales volume is down 13%.

The highest median sale price is in Tamarack at $1,449,000, up 22% with a 12% drop in sales volume.  Many of the recent sales in Tamarack are resale custom homes.

Donnelly saw a drop in the median sale price to 11% to $537,450, New Meadows median sale price is only 3% lower at $632,500.  Cascade saw the largest median price drop of 15% and the lowest sales at $424,900,000.

Land Sales

 

January 2024

The 2023 residential real estate year is complete, and the numbers are in. The big story is the staggering $12 million sale on Payette Lake, along with another impressive sale of $6.3 million.

However, it’s not just Payette Lake that’s seeing high-end market sales. Brundage Mountain Resort has listed the first lots in the North Woods, and two lots are already pending in the high $600,000 price range. Tamarack has also sold many new condos, and a resale home recently sold for $4 million.

However, sales volume overall has slowed down with a 20% decrease in the numbers sold, yet the median sale prices have increased for the entire area by 2.6%.McCall saw a large increase in the median sales price of 11% to $825,00.00, although sales volume is down 20%.The highest median sale price is in Tamarack at $1,350,000, up 10% with a 27% drop in sales volume.  Donnelly median sale price dropped 5% to $550,000 New Meadows median sale price is only 1% lower at $665,000.

Cascade saw the smallest drop in sales volume of 6.4% with the median sales price the lowest at $424,900,000.

 

Land Sales Jan 2024

Land Sales also saw a drop in sales volume of 19%, with 282 lots and land sold. In 2022, 640 lots and land sold. This sector is seeing the largest slow down in our market.

The Median sale price is now $199,500 for the entire area. New Meadows is the lowest median sale price at $147,500, then Cascade at $149,000, and Donnelly at $215,000 an increase of 8%.McCall Median sale price is $250,000 with a 1% increase. Tamarack is the highest at $579,150.00

December 2023

Real Estate sales in 2023 are almost coming to a close and below are the numbers.  One of the highlights this year was a $12 million dollar sale on Payette Lake.  This is one of the highest sales ever for property on the lake, sales over all have slowed down however many homes in the $1 to $2 Million range continue to sale and some very quickly.   If you look at homes that have sold below $2million the median price does lower however to $644,000

With both Brundage and Tamarack expanding we expect skiers this winter to be shopping for homes and condos and little slow down in sales as compared to last year.   We did a view of the past 3 months of 2023 as compared to 2022.   The median sales price increased for all areas to $667,500 a surprising 5% increase.   Sales volume went down 21 percent for that period.

When we do our normal past twelve months as compared to the past 12 months we saw a 25% drop in sales volume, and a 1.1% increase in median sale price to $699,000.   McCall saw a large increase in the median sales price of 11% to $825,00.00 sales volume is down 25%.   The highest median sale price is in Tamarack at $1,350,000 up 10% with a 30% drop in sales volume.   

Cascade saw the smallest drop in sales volume of .08% with the median sales price the lowest at $430,000.  For all the numbers visit our website current sales data.

 

November 2023

Sales in the area are giving us a mixed message, with the number of sales down yet in some areas sales prices have gone up. This past month shows us that sales volume on residential property continues to drop with a 25% drop in sales the past year compared to last year.  The median sale price is now $699,000, an increase of 2% for the area from a year ago.

Two areas saw an increase in the median sale price, McCall has a 26% drop in sales with the median sale price seeing a increase of 14% to $825,000. And Tamarack median sale price of $1,350,000, an increase of 16%. with a 33% drop in number of sales. The rest of the areas saw price drops.

Donnelly median sale price is now at $529,000 down 9%, New Meadows median sale price is $599,950 down 9%, and Cascade median sale price is $427,450 down 8.5%.

We also did a look at sales up to $2 million in the entire area to see if there is any change in the numbers. There was not much change with sales only a 2% difference and the median sale price at $675,000 which was a bit lower and only a 1% increase from the year before.

 

 

September  2023 Update

The past year has seen a drop in sales over the course of the year which has been the trend since April 2022. Looking at the last 12 months as compared to the 12 months prior here is what we have seen.

This past month shows us that sales volume on residential property continues to drop with a 36% drop in sales the past year compared to last year.  The median sale price also has dropped for the area, however only 1.8%.

The area that saw the largest drop in median sale price is Donnelly at 15%. New Meadows, Tamarack Resort and Cascade saw an increase in median sale price, with New Meadows seeing an 8% increase of $600,500 due to one large sale in Circle C Ranch over $2 million.  Cascade median sale price increased 4% at $430,000, the lowest as always in the area.

Tamarack has the highest median sale price of $1,335,000.

 

 

 

August Lot and Land Sales

Lot and land sales this past year continue to show the slow down we have been tracking for months. The past year there were 247 sales. The year before there were 416 in the entire area, a 68% drop in sales. However 3 months ago this decrease in was 101%. The median sale price for the entire area is $195000, a 4% decrease year over year.

McCall saw the median sale price increase by .08% to $240,000. Cascade saw the largest drop in median sale price by 10% to $149,500.00

 

 

June 2023 Update

The past year has seen a drop in sales over the course of the year and this has been the trend since April of last year. Looking at the last 12 months as compared to the 12 months prior, we saw a 28% drop in sales volume for the entire area, and for the first time a small drop in the median sale price to 1.2% $650,000 . Four months ago the median sale price increased 13%.

The Median Sale price in McCall is $750,000 with a drop in sales volume of 29%.

Tamarack has the highest median sale price of $1,325,000

and Cascade is the lowest at $475,500. For more area data

June Lot and Land Sales Update

Lot and land sales this past year continue to show the drastic slow down we have been tracking for months. The past year there were 232 sales, the year before there was 476 in the entire area, a 105% drop in sales. The median sale price for the entire area is $196,25 and the past year the median sale price was 199,900 a 1.8% decrease year over year. We did not do a area by area review this mont

May 2023 Home Sales Update

The past year has seen a drop in sales over the course of the year and this has been the trend since April of last year. Looking at the last 12 months as compared to the 12 months prior, we saw a 31% drop in sales volume, last month we saw a drop of 24% for the entire area. There is a 3% increase in the median sale price of 672,000. Four months ago the median sale price increased 13%.

Donnelly did not see a change in the median sale price it was the same year over year price of $549,000.

Tamarack has the highest median sale price of $1,300,000

and Cascade is and has been for the lowest at $476,250.

McCall sales volume saw the largest drop with a 31% year over year. The median sale price increased 10%.

The past 5 months for the entire area we saw a 22% decrease in sales volume and 4.5% drop in the median sale price. We expect sales to pick up now that the snow is almost gone.

April 2023 Home Sales Update

The past year has seen a drop in sales over the course of the year and this has been the trend since April of last year. Looking at the last 12 months as compared to the 12 months prior, we saw a 223% drop in sales volume for the entire area with a 9% increase in the median sale price of $687,500. Three months ago the median sale price increased 13%.

The only area that saw a drop in median sale price is Donnelly with a 1% drop in the median sale price to $549,000.00

Tamarack has the highest median sale price of $1,267,500.00,

and Cascade is the lowest at $477,500,000.00.

 

Lot and Land Sales April 2023

Lot and land sales this past year continue to show the drastic slow down we have been tracking for months, with a 94% drop in sales volume. The median sale price for the entire area is $199,900 and only a 2.5% increase year over year.

McCall has only 2.1% increase in the median sale price to $240,000 Donnelly the same percentage with the median sale price of 185,000. Tamarack Resort saw the largest increase with a 72% increase in the median sale price now at $737,000

March 2023 Home Sales Update

The past year has seen a drop in sales over the course of the year. looking at the last 12 months as compared to the 12 months prior, we saw a 22% drop in sales volume for the entire area with a 10% increase in the median sale price. Two months ago the median sale price increased 13%.

New Meadows saw a drop in sales of 31%, McCall saw a 32% drop in sales, Donnelly had the largest with 33% drop in sales. A big surprise is Tamarack and Cascade had no change sales volume year over year.

Tamarack has the highest median sale price $1,220,000.00

and Cascade is the lowest at $482,000.00. McCall median sales price is $750,000.00

March 2023 Lot and Land Sales Update

Lot and land sales this past year continue to show the drastic slow down we have been tracking for months with a 54% drop in sales volume. The median sale price for the entire area is $219,000 a 18% increase year over year.

McCall saw a drop of 65% in sales volume with the current median price $245,000 a 11% increase. Donnelly saw a 42% decrease in sales volume with the median sale price of 185,000 a 5% increase. New Meadows sales volume dropped the most at 74% and the median sale price of $147,000.00 a 23% increase. Cascade sales volume dropped 39% with the median sale price of $150,000 a 14% increase.

 

January 2023 Sales Update

The past year has seen a drop in residential sales over the course of the year. Besides looking at the last 12 months as compared to the 12 months before, we also reviewed the first half of 2022 to the second half.  The median sales price for the area dropped almost 12% in the past 6 months, however sales volume increased 18% in the past six months.   This is typical as summer and fall see more sales than the first 6 months.

Comparing 2022 to 2021 we saw a 19% drop in sales in the area and a 13% increase in the median sale price. In our May 2022 report we saw the median sales price increase to 30%. We expect this sales price drop to continue.

New Meadows saw a drop in sales of 33%, McCall saw a 28% drop in sales, Cascade has a 20% drop in sales and Donnelly only saw 7% drop in sales, Tamarack has a 12% drop in sales. We expect the sales to level out in 2023.

January 2023 Lot and Land Sales Update

lot and land sales this past year show a drastic slow down in sales, and as we did with residential sales we also reviewed the first half of 2022 to the second half. The median sale price for the entire area went down 16% the second half of 2022 as compared to the first half and the number of lots and land sold went down 31% in the second half of 2022.

For the entire year to year comparison the number of lots and land sold dropped 32% with the median sale price increasing 14% in 2022 to $210,000.00

 

November 2022 Sales Update

Residential sales numbers are still sending mixed messages. This month we are comparing the past 3 months to the previous 3 months and also the year to year sales update.

When comparing year to year, the residential sales saw a 15% drop in sales volume for the number of homes sold, compared year over year with a 17% increase in the median sale price year over year for the entire area, which is the same as last month.

Looking at the past summer sales data we get a good review of the changing prices in the past 6 months. From July 1 to November 1 2022, for the entire area, we saw an increase in sales volume by 39%. However the median sales price dropped 13%. The increase in sales volume is not surprising, as the main summer months into fall is when we get the most sales in the year.

For the McCall area from July 1 to November 1, 2022, we saw an increase of 50% in sales volume as compared to the 3 months before, and a 20% decrease in median sales price.

 

Lot and Land Sales for November 2022  

For this month we look at the entire area and also compare the past 4 months to the 3 months before.

Comparing the past 12 months to the same time frame last year, we have a 82% decrease in the number of lots and land sold, and a 28% increase in the median sale price of $214,950.

For the Donnelly area the median sales price increased 18% to $189,000, McCall median sales price increased 26% to $246,200, Cascade has the largest increase with 39% median sales price to $158,000, lowest median price in the area.

Again we review the changing prices in the past 7 months. From July 1 to November 1 2022, as compared to the 3 months before the entire area saw an increase in sales volume of only 11 % and the median sales price dropped 12%. to $193,750.00

McCall saw a increase of 31% in sales volume, with the median sale price dropping 11% to $219,950.00

 

October 2022 Sales Update

When comparing year to year, the residential sales saw a 15% drop in sales volume, the number of homes sold compared year over year with a 17% increase in the median sale price year over year for the entire area, a 7% increase from the data from last month.

Donnelly saw a 22% increase in the median sale price to $599,000, McCall saw a 22% increase to $725,000 for the median sale price, however last month the median sale price was at $749,000 a drop from last month of 3%.   New Meadows median sale price increased 9% at $544,900  and Cascade saw a 22% increase in the  median sale price to $445,000 still the lowest in our area.

Lot and Land Sales

For this month we look at the entire area only, next month we will do each area plus a look back at the past 6 months of sales data.

Comparing the past 12 months to the same time frame last year we have a 55% decrease in the number of lots and land sold, and a 23% increase in the median sale price of $208,414.

 

September 2022 Sales Update

Residential sales numbers are sending mixed messages.  August 2021 had 57 residential sales and August 2022  had 59 sales with a 10% increase in the median sales price.

When comparing year to year for the entire area, we have sales volume dropping by 17%, and just last month the drop was 27%.   Donnelly saw a increase in volume of 1% and Cascade sold the same amount as last year with 76.   Tamarack saw a increase in sales volume of 24% the largest increase in sales in the area.

McCall saw the largest drop in sales volume with a 30% drop however the median sales price increased 38%, to $749,000 the largest increase in the area.

Cascade has the lowest prices in the area with the median sale price of $406,500.00.

September Lot and Land Sales.

When comparing the entire area year over year we saw the following:  In 2020 to 2021, 879 lots and land sold in the area with a median sale price of $144,500.00.  In 2021 to 2022, 389 lots and land sold with a median sale price of $203,000.00. This is a 40% increase in sale price year over year. Sales volume dropped 55% year over year. Back in April, the year to year increase median sale price was 45%.

New Meadows is the least expensive median sale price at $139,500, Tamarack is the most expensive at $399,500, McCall is in second place for the most expensive with the median sale price of $241,000.

 

 

August 2022 Sales Update

Residential sales are seeing a bit of a slow down this past 3 months as compared to the same 3 months of last year, with 115 homes sold in our area since May 1.  This same three months last year we had 154 homes sold, however prices are up as compared to that same time frame last year by 16%.

When comparing year to year for the entire area, we have sales volume dropping by 27% , with the median sale price increasing 33% over all.    Donnelly saw the largest increase in the median sales price of 45%,  McCall’s in median sale price increased  by 37%,  New Meadows increase by 22% and Cascade increased median sales price is 19% and Cascade has the lowest prices in the area with the median sale price of $401,500.00

August Land and Lots Report

For this month we compare the last 3 months of this year to the same 3 months last year we saw a drop in sales volume from 184 sold in 2021 as compared to 89 sold in 2022. Prices increased 7% as compared to 2021 for those 3 months.

When comparing the entire area year over year we saw the following.  In 2020 to 2021 921 lots and land sold in the area with a median sale price of $135,000.00.  In 2021 to 2022 412 lots and land sold with a median sale price of $204,000.00, this is a 33% increase sale price year over year.  Back in April the year to year increase median sale price was 45%, this shows that prices are starting to slow.   Next month we will report the lot and land sales by area.

July Sales Update 

Sales continue to be showing a bit of a slow down for the number of homes sold, however prices continue to rise.  For the entire area sale volume  for homes, condos and cabins decreased by 25% year over year, in April the decrease was 19%.  Prices increased by 38%,  10% higher from April.   McCal has a decrease in sales volume of 54%, with a increase in the median sale price of 40% a drop of only 3% from Aprils 43% price increase.   Cascade had the same amount of homes sold year over year of 73, with a 17% increase in median sale price at $382,000 again the lowest prices in our area.   Donnelly median sales price increase is 42% in median sales price with only a 12% decrease in sales volume.

 

 

 

Lot and Land Sales

The past year lot and land sales volume keeps dropping, however not at the pace of 6 months ago.  For the entire area we saw a 53% drop in sales volume, in April the number was 67%.    Prices for the entire area increased 35%, in april the increase was 47%.   We think the increase in sales price will continue  to drop by the end of this year.   McCall has a 54% increase in sales price and Donnelly had the largest increase with 71% down from 91% in April.

June 1 Sales Update 

Real Estate sales are still strong and we did a special review this month.

When looking back at the last 4 months from February 1, 2022 to May 31 2022 there were 121 sales of homes, cabins and condos. If you go back to October 1 of 2021 to February 1 of 2022 the number of sales increases to 196 with just over 38% more sales before the last four months.

This shows that we are seeing a slow down on sales in the past 7 months. The sales price continues to go up with a 20% increase in the last four months and a 40% increase year over year. For the year over year comparison, residential sales in our area saw the median sale price increase 44% to $649,900. The Median sales price in McCall increased 43% to $699,750. the highest for a town. Tamarack Median sales price is $999,0000 however that is only a 6% increase in sales price.  Cascade median sales price increased 29% to $380,000 the lowest in our area.

Lot and Land Sales for June 1, 2022

Lot and Land sales are also seeing rising prices and a declining inventory just like residential sales. The big news is the huge decrease in sales the large decrease in sales with a 50% drop in number of lots sold.

The McCall median sales price increased 71%, to $249,000 and Donnelly saw the largest increase in median sales price by 95% to $199,000 year over year.   Cascade area is still the best prices with the median sale price increase of 26% to $122,500

 

May Sales Update

Residential Sales

Real Estate sales continue to see raising prices and declining inventory with record sale prices on most real estate in the area.  However with the current raise in interest rates some buyers are being more cautious

We have seen a 19% decrease in sales volumes for homes the same as last month, with a 30% increase in sale price for homes, condos and cabins in the entire area. Donnelly is a surprise with no change in the number of sales year over year with 88 sales, prices increased 41%.

McCall had 29% decrease in sales volume and a 43% increase in sales price, the largest sales price increase in the area.  New Meadows has a drop in sales volume drop of 21% and a 22% increase in sale price.

Lot and land Sales May Update

Lot and Land sales are also seeing rising prices and a declining inventory just like residential sales. For the area we cover, from Cascade to New Meadows, sales have seen a dramatic shift in the number of lots and land sold with a 81% drop in sales volume, and a 40% increase in the median sales price.

The McCall median sales price increased 75%,  and Donnelly saw the largest increase in median sales price by 89% year over year and this is the same as last month.  New Meadows median sale price increased 41%, Cascade increased 21%.

April 2022 Sales Update

Residential Sales

Real Estate sales continue to see raising prices and declining inventory with record sale prices on most real estate in the area.

We have seen a 19% decrease in sales volumes for homes, with a 28% increase in sale price for homes, condos and cabins in the entire area. Donnelly has 9% decrease in the number of sales, prices increased 30%. McCall had 34% decrease in sales volume and a 43% increase in sales price, the largest sales price increase in the area. Cascade saw a 7% drop in sales volume and a 28% increase in sales price. Cascade is the lowest median sale price in the area with $370,500.00

Land and Lot Sales

Land Lot sales have seen a dramatic shift in the number of lots and land sold with a 67% drop in sales volume, with a 41% increase in the median sales price.   The McCall median sales price increased 45%, and Donnelly saw the largest increase in median sales price by 89% year over year.    New Meadows median sale price increased 45%, Cascade increased 33%.

How long these prices continue to increase no can predict as the demand for our area is so high for homes and land.    Below are all the numbers for land sales.

March 2022 sales Update

Residential Sales

Real Estate sales continue to see raising prices and declining inventory with record sale prices on most real estate in the area.

We have seen a 22% decrease in sales volumes for homes with a 28% increase in sale price for homes, condos and cabins in the entire area. Donnelly had no change in sales volume, however prices increased 30% . McCall has a 25% decrease in sales volume and a 40% increase in sales price the largest sales price increase in the area.

Lot and Land Sales March 2022

Land and lot sales are also seeing raising prices and a declining inventory just like residential sales. For the area we cover, From Cascade to New Meadows there is a 38% drop in sales volume and a 45% increase in the median sales price.

McCall has a drop in sales volume of 36% and the median sales price increased by 76%. The largest increase in sales price in our area is Donnelly with 96% increase in the median sale price.

2021 Sales Round Up

Sales Update for End of the Year of 2021

Residential  Sales

Residential sales in the entire area that we monitor, from Cascade to New Meadows, saw a vast increase in sales price, with an over all increase in sales median sale price of 38 %.   The Median sale price for the area at the end of 2021 is $595,000.0

Sales Volume for the entire are, the number of homes, cabins, condos that sold, dropped by 18%

If you look at what has sold up to $1 million in our market the median sale price increase is less at 21%. The Median sale price for this price range for 2021 is $525,000. Sales volume for this price range dropped  by 35% a big change as compared to the entire sales in the area.

McCall median sale price increased by 39% with the median sale price in 2021 of $635,000.00 Sale volume dropped by 27%

Donnelly residential median sale price increased by 30% with the median sale price  for 2021 of $525,000.00.  Sales volume dropped by only 10%. Cascade residential median sale price increased by 21% with the median sale price for 2021 of $354,250.00 the lowest in the area.   

New Meadows median sale price increased by 19% with the median sale price for 2021 of $500,000.00 .  Sales volume dropped by 26%

Tamarack is the hardest market to get good stats on the sold property as they do not put in the MLS all the developer sales of condos and the new lots .   The numbers we do have show a median sale price increase of 21%  and sales volume drop of 11%. We believe the number of sales is higher than this.   If your interested in Tamarack Resort or the new real estate at Brundage Mountain Resort we know both better then anyone!

Lot and land sales for the entire area are still strong with a 45% increase in the median sales price year over year!   The median sale price for 2021 is $179,000.00.

Sales volume in the past 3 months has dropped dramatically, in October the sales volume us up by 40% year over year.  Now the sales volume has dropped by 17%.

McCall median sale price increased by 69% with the median sale price of $202,00.00 and the sales volume dropping 19%.   Donnelly lots and land sales price increased a whopping 89%, with the median sale price of $163,700.00, the sales volume dropped 25%.

Cascade lot and land sales price increased 28% with the median sale price of $125,000.00 for 2021,New Meadows median sale price increased 62% with the median sale price of 120,000.00the lowest price in the area. Sales volume only dropped 17%.

Tamarack lot median sale prices increased by 22% with a 5% increase, the only area with a increase.  Tamarack has released for reservations 18 lots in the new Aspen Glade lots on the east side of the golf course.  All the lots are already reserved and some of the best lots will have amazing spec homes on them, being built next year they hope.  This is the first new lots in over 10 years at Tamarack.

December 2021 Sales Data The trend continues with a drop in sales volume, that is the number of homes, cabins and condos that have sold and the sales price continues to increase.   We have seen a 12.5% drop in the sales volume and with a 35% increase in median sales price year over year.   Donnelly saw a 45% increase in sales price, McCall saw a 40% increase in sales price, New Meadows saw a 17.8% increase in sales price, Cascade saw a 18.5% increase in sales price and Tamarack Resort saw a $25% increase in sales price. November Sales Data The trend we started seeing last month continues with a drop in the number of Sales of homes and condos, while the median sale prices continue to increase.  The number of sales has dropped 13% from last year, with a median price increase of 31%. and the median price for our area is now $554,900.00 Tamarack leads with the highest median price of $965,00 and Cascade is the lowest at $349,950.00. The McCall area saw a 12% decrease in the number of homes, condos sold with a median price increase of 27% year over year at $603,000 the first time we have seen the median price go over $600,000.00 in McCall. Lot and land sales continue to go up however the number of sales from last month have dropped just a bit.  We saw  the increase going up and up on sales prices. There was a 11% increase in the number of sales and median price increase of 46%. October 2021 Sales Update For the first time we have a drop in the number of Sales while the median sale prices continue to increase.  2 Months ago We saw a 10% increase in sales of homes and condos, and this month we have , and this month we have 7.6% drop in the number sold. New Meadows and Donnelly were the only areas that did not drop however they did not increase either. The McCall area saw a 11% decrease in the number of homes, condos sold with a median price increase of 24% year over year and is $560,864.00 this the first time Overall the median sale price has increased for the entire area has increased by 28% year over year and is $540,000.00 the first time the median price is over $500,000.00

August Sales Update

Sales continue to increase however the number of homes sold this time period has shown a drop in volume and an increase in sales price.  we saw a 10% increase in sales of homes and condos as compared to the past 12 months, and 29% increase in median sales price,  this is the trend we have seen now for 2021.   Donnelly area saw a 21% increase in the number of homes sold, with median price increase of  8.5%, McCall area saw a 12% increase in the number of homes, condos sold with a price increase of 31%.    New Meadows has a 19% increase in the number of sales, the highest in the area, and median price increase of 22%!

Tamarack saw jump in sales again driven by the condo sales in the Village, Tamarack has been very has had great success  in completing the buildings for the Condos in the Village.    Sales have been strong for the past two years with a 3% increase in the number of condos and homes sold with a 18.5% increase in sale price.   Tamarack is also developing some new lots that which could be on sale this fall.   Here are the numbers for home sales.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

July Sales Update

Sales continue to increase with a 29% increase in sales of homes and condos as compared to the past 12 months, and 25% increase in sales price this is the trend we have seen now for 2021.   Donnelly area saw a 32% increase in the number of homes sold, with median price increase of  9.5%, McCall area saw a 23% increase in the number of homes, condos sold with a price increase of 26%.    New Meadows has a 14% increase in the number of sales and median price increase of 35%!

Lots and Land Sales July 2021

Land sales are Big News in Real Estate this year, with a 114% increase in sales volume for the area and a 68% increase in the median sale price. This is an increase of 21% from two months ago!  McCall saw a jump of a 204% increase in the sales volume up 38% from just two months ago and a 83% increase in median sales price! June Sales Special Update

We have been hearing that the home inventory is low and there is nothing to sell.   This is not correct for us in the McCall area.   If you compare the past 5 months to the same 5 months a year ago you get a picture of more sales and most important a 52% decrease for the average days on Market.    This large decrease in the days on market is why we have the perception of no inventory,  due to properties selling so quick.

Here are the changes when for the past five months as compared to the same in 2020.   A 10% increase in homes sold, 17% increase sold price, 37% increase in the median sale price and the 52% decrease for days on the market.   Below are the numbers.

 

 

 

 

 

 

 

 

 

May 2021 sales update

Sales continue to be hot with sales volume and prices increasing at almost record pace! The area we look at is from Cascade to New Meadows, and for home sales we saw a 18% increase in sales volume (that is the number of homes, condos, cabins that have sold when comparing the past 12 months to the 12 months prior).   Prices increased 14% over that same time frame.   Compare this to our same review two months ago and we see a drop of 6% in number of homes sold and increase of 4% in sale price.

We hear that there is no inventory, when in fact sales volume is up. The reason is simple, a property goes on the market and is sold in 10 days or less.

This month we are now starting to separate Tamarack Resort from Donnelly to get a better view of both areas. March 2021 Sales Update

Sales continue to be hot with sales volume and prices increasing at almost record pace!

The areas we look at is from Cascade to New Meadows, and for home sales we saw a 24% increase in sales volume, that is the number of homes, condos, cabins have sold when comparing the past 12 months to the 12 months before.     Prices increased 15% over that same time frame.

New Meadows is the big winer in sales price increase at 47%  and New Meadows saw a 9.6% increase in the sales volume !  McCall  has a 27.6% increase in sales volume and a 12% increase in median sale price.  Donnelly and Tamarack has a 24.55 increase in sales volume and only a 8.2% increase in median sale price.

We also compared the entire area closings this past 3 months compared to the same 3 months last year.   There was a 7.6% increase in sales volume and a 17% increase in the median sale price.
